Road Connecting Garvin Park to Loomis Land Closed for Construction
The unimproved road connecting the west side of Garvin Park to Loomis Land will be shut down for construction beginning Wed, January 18th, 2012. This portion of roadway will be closed for the duration of the spillway/dam construction project. This portion of the access road will be a paved road when it reopens after the construction project is complete. During construction, residents and visitors of Loomis Land are encouraged to use the access road through Meadowview Acres. Regular traffic flow around Garvin Park will not be interrupted at this time.Click to View Map
The program is intended to promote the revitalization of designated areas of the City of Augusta through the rehabilitation, conservation or redevelopment of those areas in order to protect the public health, safety or welfare of the residents of the City. More specifically, a tax rebate incentive will be available for eligible improvements or renovations to properties located within the area. You will receive a 95% tax rebate for either 5 or 10 years (depending on the area of town in which your property is located). The rebate is based on the increase to the appraised value of the home resulting from your specific improvements. Only the first $200,000 of added value for residential construction and $500,000 for commercial construction is eligible for rebate.
How Do I Know if My Home is in the Revitalization Area?
The original NRP adopted in 2003 only applied to properties south of Kelly Street. However, beginning March 2011, the City Council has amended the NRP to incorporate all remaining areas of the City north of Kelly Street. In short, the whole City (minus the industiral park) is now in the revitalization area. Different rebates apply depending on your area of town. In the original area south of Kelly, Area 1, the rebate period is 10 years for rehabilitations, alterations or additions, and new construction. In the new area north of Kelly, Area 2, the rebate period is 5 years.
Are New Homes Allowed in the Rebate Program?
Yes. In Area 1, new construction on vacant lots will be eligible for a tax rebate for 10 years. In Area 2, new construction on vacant lots will be eligible for a tax rebate for 5 years.
What Types of Improvement Projects Qualify?
Projects that are more likely to increase a structure's appraised value include additions, windows, and siding. Projects such as painting and carpet are eligible, but may not result in much, if any, increase in value.
Is There a Minimum Amount I need to Spend on My Improvements?
Yes. For residential property, you will need to spend at least $5,000 or 10% of the assessed value of your building, whichever is higher. Assessed value is calculated by taking the appraised value of your residential property and multiplying by 11.5%.
I Own a Business in Augusta. Are Commercial Projects Eligible?
Yes. The program covers commercial projects as well as residential construction.
Is There a Minimum Amount I need to Spend on My Improvements?
Yes. For commercial property, you will need to spend at least $10,000 or 15% of the assessed value of your building, whichever is higher. Assessed value is calculated by taking the appraised value of your commercial property and multiplying by 25%.
I've Finished Construction. What is the Next Step?
In the January following construction completion, the County Appraiser will inspect and determine the new valuation.
When Do I Get My Rebate?
Your tax rebate will begin the following January. After you have made full payment of your annual taxes, Butler County will send you the appropriate rebate. A check will be mailed in January (if taxes are paid in full in December) or June (if taxes are paid in full by May).
What if I Fail to Pay My Taxes?
Participation in the program will be canceled.
Can I Reapply if My Delinquent Taxes are Paid?
Yes. You can apply to take advantage of a one time provision to be reinstated. Taxes must be paid in full no later than 45 days after their due date.
